1Can I buy sell my home and buy one at the same time?
The answer to this is tricky and depends on your circumstance. The biggest risk is that you will not sell your home in time once you have a home in contract. If you can handle both your old and new mortgage and new mortgage at the same time, you can do this. If you need money from your current home to purchase the new one, then this is not always advisable. Renovo Realty has an excellent reputation for moving your home quickly, but there is no guarantee.
2Should I make an offer on a home I saw online without looking at it?
One of the conveniences of the Internet is that you can look at hundreds of homes, and then choose the ones that are your top pics. Most real estate sites provide copious amounts of pictures and a video walkthrough. It is easy to be tempted to put in an offer based on what you see online before someone else does and snatches up this gem. Buying a home or other piece of property is a big investment, and we always suggest that you take a good look at the property in person before you put in an offer.
Keep in mind that when advertising a property online, the realtor is trying to highlight the best features and hide the flaws. There may be things that you find on the walkthrough that was not in the pictures. Also, it is difficult to get a feel for the size of the space through pictures regardless of the skill of the photographer. We always suggest walking through the home first before you commit to buy.
3How do you know what to offer?
Making an offer is more of an art than a science. Most of the time, knocking 5% off the list price will not make this seller bat an eye. However, in a highly competitive market, such exists today, this will probably not put you at the top of the list. Also, the neighborhood and other factors can affect which offer will be accepted. This is where the expertise of a trusted realtor is a valuable asset to have on your side.
1How soon can I close?
Provided everything is in order, most Closings take between 30 to 45 days. This gives you plenty of time to investigate the property, happen inspection, and do your due diligence as a home buyer. We suggest that you use this time wisely to make sure that this is a good investment and think about the property once the initial excitement has a chance to wear off.
2Is a home inspection necessary?
A home inspection is not always necessary, but we suggest it in every circumstance. Sometimes, your lender will require a home inspection to protect their investment. It may seem like a cost-saving to knock off a few hundred dollars for the home inspection, but in the end, it can cost you more than you imagined. The inspector knows how to spot current and upcoming repairs. Sometimes, you can use the home inspection to help get a lower price because of the cost of repairs that are needed. These are only a few of the reasons why we suggest a home inspection every time you make a purchase.
